This is a go-to option for many first-time buyers in the Queen City. Down payment ranges between $5,000 and $7,500. However, it can touch $10,000 if you’re a police officer who works for the Charlotte Mecklenburg Police Department because they qualify for it. 

The House Charlotte Program also provides first-time home buyers with education classes to prepare them for the journey to home ownership. 

To qualify for this program, you must meet certain requirements. First off, the home you’re purchasing must be the family’s primary residence. Secondly, it must be located inside one of the 367+ House Charlotte-eligible neighborhoods.  

2. USDA No Down Payment Program

If you’re interested in suburban living, the USDA No Down Payment Program might be worth exploring. 

The USDA (U.S. Department of Agriculture) offers a mortgage program designed for moderate-to-low-income buyers who want to live in eligible suburban or rural areas. 

Rural, however, doesn’t mean you’ll be living miles away from civilization. Many areas around Charlotte qualify, including charming suburban neighborhoods just outside the city.

Zero down payment aside, according to Business Insider, the benefits of this program include low interest rates, no prepayment penalty, and no hard-and-fast credit score requirements. 

3. NC 1st Home Advantage Down Payment

Another option you can explore is the NC 1st Home Advantage Down Payment. This program offers up to $15,000 for first-time buyers or veterans. 

This down payment assistance is 0% interest, deferred second mortgage. After 11 years, it is forgiven at a rate of 20% annually, with full forgiveness occurring at the end of the 15th year. 

You will be eligible for this program if you make the home your primary residence within 2 months of closing. Your credit score should also be 640 or higher than that. 

How to Qualify for Down Payment Assistance?

Here’s how you can qualify for down payment assistance in Charlotte:

1. Do Your Homework

Buying a home is a significant investment. You can’t just wing it. Doing a bit of research will make the process smooth and save you headaches later. 

Research available programs online to learn more about their eligibility requirements, income limits, and property price caps. You don’t want to fall in love with a house only to find out it’s outside the qualifying range.

Before you submit an application, get pre-approved for a mortgage. Pre-approval tells sellers you’re serious, and it helps you understand exactly what you can afford.

Though straightforward, pre-approval requires some paperwork. Lenders will look at your credit score, income, debts, and assets to figure out how much they should lend you. 

Don’t worry if your credit score isn’t perfect—plenty of loan options exist for different financial situations.
