Penthouse versus Condo: What Are the Key Differences?

Whenever you hear the word “penthouse,” you instantly think about luxury living and a home only for the high rollers. But now that you’re planning to invest in property in Pattaya and have come across a lot of Pattaya penthouses for sale, you’re really starting to wonder about the difference between a penthouse and a condo unit. Here are the key differences:

  • Location

One of the biggest differences between a penthouse and condo is their location within the building. While both units can be located in the same establishment, condo units are located on any floor, while a penthouse typically occupies the topmost floors of a building to give you utmost exclusivity and offer you the best views, especially if you’re in Pattaya.

  • Layout

Another key difference between a penthouse and condo unit is its layout. Condominiums usually come in studio, one-, two- or three-bedroom units, and they typically have the same layouts. Depending on the unit you choose, you get a living and dining space, kitchen and a bedroom. But these units offer limited space, which is one of the things that you need to sacrifice if you’re living in a condo.

A penthouse unit, on the other hand, is just like a typical home. Since it occupies the top floor, it offers a much bigger space and a better layout. In most cases, there are only one or two penthouse units in a building, so you get to have more living space. Some penthouses even offer an outdoor living space like a deck or balcony. These units also have higher ceilings, bigger rooms and unique layouts that you can even customize according to your liking.

  • Amenities

You get the same access to common amenities in a building, whether you’re living in a condo unit or a penthouse unit. But just like being a VIP in a hotel or resort, being a penthouse resident gives you access to extra perks that other residents don’t have. Depending on the development, you could get a separate pool or hot tub in your unit, a terrace and even an exclusive lounge only for penthouse guests. These amenities give you a better quality of living and really allow you to enjoy luxury in your own residence.

  • Privacy

Living in a condo already gives you privacy because most of these establishments offer limited access so that only residents and a few guests can enter the building. But when you live in a penthouse, this privacy goes to another level depending on where you’re living. For instance, you have just one or no neighbors at all on the same floor. If you’re lucky enough to be in a building with just a single penthouse, then you have the entire floor to yourself. Some buildings also offer a separate elevator or a fast access one to its penthouse suites, giving you that added privacy whenever you’re going in and out of the residence.

Finally, there’s the price point. A typical condo unit in Pattaya would cost you around 60,000 to 80,000 Thai Baht per square meter. But that price can go as high as 300,000 Thai Baht if you’re investing in a luxury condo unit. A one-bedroom penthouse unit, on the other hand, can set you at least 5,003,2000 Thai Baht with prices reaching up to 9,000,000 Thai Baht for the ultra-luxurious penthouses with beachfront views.

Whether you choose to invest in a penthouse or condo unit, buying a residence in Pattaya is definitely a good choice because of the quality of life that you get to enjoy here. Of course, you can’t forget how fun and exciting this city is, especially when it comes to its beaches and nightlife.
